INTRODUCTION TO HOLIDAY HEIGHTS


Welcome to Holiday Heights – We would like to compliment you on your consideration to be part of our community. We feel that there is no better senior community.
The success of this community is in major part due to its people. It is because of its volunteers, homeowner involvement and participation in the various clubs, activities and functions which are provided. The mission of Holiday Heights is reflected and best expressed as that of your Directors             “Working together to exceed expectations – every day.”

All homeowners within Holiday Heights agree by the acceptance of a deed to be bound by the Covenants and Restrictions, By-Laws, and all Rules and Regulations included in the Holiday Heights Handbook (every home owner is to have a complete book). Fines can be levied in some cases for failure to correct violations.

To help you better understand our community – the following is a sampling of the rules and regulations we live by in Holiday Heights in an abbreviated form.  In most cases they are in an abbreviated form. Please understand that this is a partial list to help you gain insight into our community. For the complete Handbook please inquire at the Holiday Heights office (732) 244-8686.

  • Holiday Heights is a 55 & over retirement community and follows all rulings set in place by the state of New Jersey and Ocean County.
  • An owner must live in his/her home one year before it can be rented. At least one renter must be 55 years of age. Rentals must be reported to the association office and comply with all required paperwork, renewable each year. Rentals can only be for the entire home – room rentals are not allowed and there is a 1 year minimum.
  • Quarterly maintenance fees are expected to be paid on time by the owner.
  • We have strict restrictions involving children, number of people in the household/guests and pets. Children must be 18 years or older. Pets (limit 2) must be confined within the owner’s living unit except while being walked on a leash and all feces must be picked up. HH homes are 2 bedrooms, 2 bath units and cannot be occupied by more than 4 persons.
  • No form of business (including an in house professional office) is to take place within Holiday Heights.
  • Regulations pertaining to the physical property and any changes must be requested in writing to the Code Committee and in many cases approved by the Board. This includes fencing, sheds, extensions, additions, color changes and more – see the Code Committee.
  • Holiday Heights does not have “Lakeside” property. We do have retention basins.
  • A grass lawn must be maintained – front & sides along with other property guidelines.
  • Trash can only be put out after 4pm on the eve of a trash pick-up and garbage pails must be promptly removed from the curb and stored within the garage or concealed in an enclosure.
  • No signs, notices or commercial displays of any nature can be displayed on the property.
  • There are also Vehicle restrictions to include trucks, trailers, vans, mobile homes etc.
  • As stated this is a senior community – pool hours allow children during the morning hours but excludes them after 1pm.
  • Snow removal and Grass cutting – Street plowing is provided by Berkeley Township. Plowing of driveways is done by the Association contractor only after streets are plowed and when snow exceeds 4 inches. The homeowner is responsible for the sidewalks in front of their property. Grass is cut by the Association contractor on a scheduled basis 19 times per year.
  • We have “No Plow” and “No Cut” forms, ribbons and flags available in the office for those who wish to handle these services themselves – there will be no reduction in fees for the “No Cut”, “No Plow” options.
